When I was looking at apartments one of the biggest factors we looked at for appreciation potential was job growth in the area.At the end of the day values are based on supply and demand, so the unemployment 'rate' isn't as important as housing supply and trends IMO.

So if you can build out that team and you can monitor the market demand- supply trends fairly well then investing out of your area is not as big of an issue.

Why would a Landlord want to buy utilities from the utility and then bill Tenant for the cost? I am asking mostly in relation to office/retail property but answers on apartment and even single family might help.
