Stay engaged on BP and you all find many doors open up!

Stay out of your tenants personal lives, they are not family or friends and they do not appreciate landlords that act like they care.

I'm staying put for the moment after these two purchases...they're my first ones :). 

Tenants are customers, customer service is what keeps people and retention is customer service driven.Prompt service, prompt maintenance, Clean building, good looking exterior and ground maintenance.Give people pride in where they live and they will stay. 

Read books on investing in real estate, listen to the podcasts, attend webinars and stay active on the forums while connecting with other investors in your area and pick a niche.

I read through the Ultimate Beginner's Guide and the multi-family property investing seemed like the kind of investing I would be interested in (duplexes and triplexes) and potentially house flipping.I have some background in real estate investing - primarily doing accounting work for individuals and commercial real estate developers. 

Or at least staying at arms length.

As much as I'm wrestling with this decision, I'm strongly considering staying with this job for the next 6 years.

Marcus has a big part in his own troubles.If Marcus wants (read that NEEDS) to stay, he ought to do what us necessary to accommodate protection for the investor.
