If it comes back emwith a % how are you addressing it to get ceilings flat and smooth?  

It took forever to gets the chart of accounts setup where they functioned properly for me and my CPA, but we have it working smoothly now. 

Even if everything went smoothly the downtime it took to complete the job could eat a lot the equity you would be forcing in.Again ultimately you will need to do what works for you and is inside your comfort zone. 

That includes, but not limited to:- Smooth Check In- Fast and efficient communication- Meticulous cleanliness- Everything in working order- Smooth Check OutEven if you do everything right its impossible to expect all 5 star reviews, but if you do everything right you will do better than most and should be successful, assuming you are in an area with demand and you are priced right. 

Once this project is settled (assuming it goes through, of course) and I have everything chugging along smoothly, I would definitely consider more property there.

If you put in the work on the front end of putting in good tenants, then it's pretty smooth sailing from there. 

We are currently in the stabilization stage of the property, but it is going very smoothly so far as we have great property managers in place that are executing our plan effectively.Lessons learned?

Didn't see this in the list, but you don't have to spray it with water unless you want all of the compound off with it so that you can (attempt) to have perfectly smooth ceilings.
