It is a little riskier because it is pricey but if you look in the suburbs (Round Rock, Pflugerville, Kyle, etc) you can get some AMAZING deals and capitalize on the beyond ridiculous appreciation Austin is experiencing right now.Dallas - Third best metro to invest in Texas.

Exception might be if you had a rock-solid plan and income stream for knocking it out in short order and the spread was significant - i.e. 16-20% interest rates on high balances vs. 5% on deductible HELOC, and you have all kinds of money coming in to get it knocked off in 1-2 years or less.
