I would not wait for the weekend and request a several week extension and they should have no problem giving it so you can get this sorted properly. 

Both systems did not function properly and cost me $ in about 2 months after purchase.

I have taken a liking to Self Storage as an investment property and was hoping to get some recommendations on books for the basics when it comes to finding a good deal, properly insuring for any liabilities, mortgage loans etc.

Make sure you get with a title company (or a fellow investor) to help you draft the documents the proper way but the sky is the limit here.
