I have my rental in the northern Texas area, i do have landlord insurance, fortunately nothing impacted the area of my rental, however, am now seriously concerned on the future potential of such natural disaster.

Additionally, the house doesn't have a basement, and 90% of the comps do, not sure how that would impact rentability/resellability. 

All of my properties have modest cash flow, but I also target growing areas that have appreciation potential.Do the math and you will quickly see the impact of declining property values.

Tell them this is better for both of you in the future.Unfortunately, mold is one of the worst case since it might impact a person's health.

If I purchase a home as an "investment property" it is an assist and impacts the amount of loan I could get.

How would adding a broker (who also must get paid) into the equation impact the amount of money the seller receives, the amount of profit I make and/or the amount of money the end buyer pays for the property?

@Branden Vandette - the utility bill non-payments can haunt you in more ways than just impacting a credit report / credit score.

I'm sharing this so others can see that there is more to wholesaling and investing then chasing closing checks or monthly rents checks -still waiting on some of those :(  Be a light out there and positively impact other people even if there is no monetary return for you. 

There is no impact on your taxes, though you may gain more deductible interest - ask your tax professional.The downside is that there is no such thing as a risk-free investment.Hope this helps.By the way - my family hails from the Twin Cities area (St.
