If you have a personal guarantee on the property then an LLC really does not provide much protection.

I have learned to get a cheap maintenance person and have them buy the good chemicals from A1 Able and spray it for you.

The forums can be a great place to meet folks in similar boats to you, I'd also recommend checking to see if there's any in-person meet ups for your area as that can be a wonderful way to connect with others local to your region.

And none of my personal money ever went into the purchases except for the first one with 3% VA loan.  

Hey Rob, It's completely normal to feel anxious when making a big financial decision, especially when you're looking to scale up your real estate investments.

I am also considering maybe readjusting the flat rate to cover the usage but I don't like this idea for I feel like it has failed me already.
