I'm working on helping some clients/friends of mine get their condo rented as a medium term rental, but not getting many hits on it, only one person that never answered me back after multiple calls and texts (stay has to be 30 days or longer).  

What's at risk is it may not cash flow and renting is not so common in South Jersey, but I would feel more comfortable investing in a good area where schools are decent to good, and tenants are likely to care more.

The category 1 investors  buys in stagnant markets where they likely feel as if  they are running in place  and the inefficiencies of owning SFH's wipes out cash flow

This allows us to make sure you're a real person and also a seamless transition if you decide to continue with a paid subscription.

Personally, I find that a bit steep and would probably look for another company.

You closing in personal name cash, and then quitclaim to LLC and close the refi there? 

I'm not sure you should feel confident about the return on your equity if there is no cash-flow.

I would personally do the later, keep the interest rate, and start your rental portfolio.
