.- DistanceAssuming a 2'ish' hour distance drive: From Fresno you can reach San Jose, Palo Alto, and a lot of the Central Coast (San Jose is 1M people)From Bakersfield you can reach LA, Orange County a large part of the populated Central Coast including Santa Barbara (Los Angeles alone is 4M people)- ResourcesBakersfield produces more oil than Fresno, and the assumption is Bakersfield produces approximately the same as Fresno in Foods.- TransportationBakersfield has closer proximity to a larger population of California than FresnoPersonally, looking at these facts I would put my money on Bakersfield.

I often come across properties near you as well as in Elizabeth and the Oranges, that's outside of my area.  

So they feel like they are picking it out - but you're sure they won't go with an orange shag carpet or something silly.  

It's mesmerizing to watch those molten, orange blobs shoot down that thing! 

I bet Orange county is up near the top also.In San Diego, the experienced investors are primarily doing value adds.
