When the project was complete there were broker opinions estimating a sales price of $625k-650k for a profit of over $100k but the idiot listed for 700k because that’s what he wanted.

In my opinion if you refer a property to someone, they will pay you.

Granted this is just my opinion, but it is based on 28 years of experience (including the '80s collapse of the TX market) and some careful looking.I've noticed more For Sale signs in Austin and San Antonio lately, including too many on NEWER houses in NEWER neighborhoods.

Then you've got a 12k deal on your hands in my opinion.

GC's in my opinion are a waste of time and money, I use subs when I need to for more "important issues" and my crew for tidious items.

Scott- I made my expert opinion- no money or little down - look locally, I threw the others in because people want a second or third choice.
