The problem is that there constantly seems to be fees being charged to me an example of this is in the contract there is an additional 100 dollars allocated to sewer and water that the tenant automatically pays every month with rent and anything outside of it should be billed to the customer (there is no specificed time when this will occur on the contract) but it appears to be billed to me and after speaking to IIP it's like they made up rule on the spot stating that after 6 months all of the additional utility fees would be billed to the customer and in the meantime I am being charged for it.

If you put it out there asking for a 3-5 year lease with a small business or startup in your mind, but H&R Block or Supercuts comes along asking for a 10 year NNN (& it's corporate) and agrees to the rent amount you requested, there's no reason not to entertain that, you got better than what you were expecting (there's a reason NNN properties, or ones with a few NNN tenants sprinkled in that are national chains, often sell for lower cap rates), it's not like taxes or hair cuts are going obsolete any time soon.

Having worked in commercial real estate for nearly 20 years, and knowing many people that have been at it for 30+ years:1) no one ever goes bankrupt with no debt2) Most everyone I know in their mid-50s or older, that have built large portfolios (with debt, admittedly), seem to move from acquisition mode to debt pay down mode.
