There is definitely an art to finding comps that the automated valuation systems fail at.Need to look at age, lot size, etc as well as other contributing factors like unique location issues like busy road, etc....not just simply home square footage.You also need to dig in to the details and filter the comp data for condition to essentially have 2 sets of comps.

Don't invest in "education"- All of the good info is out there for free, and digging for it will take less time then a lot of programs.Australia has a great market, New Zealand as well.

Not all Property Managers service all areas.Bigger Pockets is great for so many things but if you want to tap into a Market and understand it like the locals then join some of the Pittsburgh Real Estate Investor groups on Facebook and you will have all the answers you are seeking but I first suggest you dig a couple layers deep on what exactly you want and expect.

You should be able to get a ball park estimate on repairs by first finding out what you intend on repairing and then do some digging, Google "How much does it cost to fix ____ in whatever town you're looking in".

If it’s more than that, The best waterproofing is to dig down from the outside, add waterproof membrane to the exterior of the foundation, then add some drain pipes on the exterior as it’s back filled.
