Hi ST King and Alana,We rent out our primary residence on both a short and mid-term basis in St Augustine as we have moved overseas. 

The main floor tenant just moved out so the building is vacant.

I'll need to make some renovations like finish my basement so I can make use of that as well and move laundry to a more central and convenient spot so it can be shared.

I also have credit cards that I can turn into cash, but the interest rate is an issue.I just don't know what the right move is to get that cash and keep that rate.Am I missing any other strategies or ways I can gain that capital at a cheaper rate? 

From what I am being told is that they are going to remove the lien on the 21 unit and move the lien to a different property the seller owns. 

Maybe some alternatives, like buy a second one, move into that as your primary, then after a year or two 1031 the original one.   

I increased the rent on the $600 to $850 and the other tenant moved.

The newer more renovated houses will continue to rise but I feel at some point mine will appear as an old dated house that somebody looks at and will want as a cheaper place to fix up and renovate.Other than this, I don't really enjoy the out-of-state investor aspect of relying on a property manager when this was always a hands on investment for me until I moved away.

I have copies of signed lease, the copies of signed renewed leases (including the one recently signed), and all the Move-in photographs.
