This benefits you two ways.............lowers the current income which lowers the justification for asking price.

The IRA custodian is listed on the note as the lender (beneficiary) for the benefit of your IRA.All payments flow back to the IRA and grow on a tax deferred basis. 

To me, the most significant benefit of investing in real estate is the passive income.

Credit is perfect, but she's got four criminal results.  2 are from 6 years ago (marijuana/traffic), 1 is four years ago for $1,000 of property destruction, and 1 was last year for an "infraction". 

However don’t forget that there are unseen benefits that increase the return when compared to stocks.  

The rich don't own anything, they just control and benefit from things through more and more layers of separation.As @Ned Carey mentioned above, there are fees involved with these structures - it really isn't worth it for all investors.

Hopefully by sharing my (currently very limited) experience and asking for input from the community in the forums, I can connect with other investors in my area, and benefit those who may be having similar issues.Looking forward to finally being a member!

July of 2017 I purchased my first home using the VA home loan benefit for $218,000.4 bedroom/2 bath.
