My issue with DST’s is that there’s a lot of weight on the investor to do due diligence on the deal.  

Exception would be floating floors, the weight of the cabinets could prevent them from expanding and contracting and could buckle them.

Welcome to Bigger Pockets, I am addicted to answering questions on property management, if you ever have any.It sounds like you are on the right track with the education side of the business.My words of wisdom are:Good property managers are worth their weight in gold, look for strong property management companies in the areas you want to invest in.Property management, tenant relations and maintenance are the most important part of the investment game.When you buy your first property and make your renovation list, remember that the roof you think will last 5 more years, may only last two.  

It's kind of like where it snows a lot, you have structural things built into your code to handle the weight of the snow, etc.

Is it a big giant 1-10 scale of quality, of course not but with some very simple quick effort a person can be vet'd on here and that is darn unique and worth it's weight in gold. 

There will always be more time involved and inherently more risk with raw land but if you can do your due diligence/research and have a good grasp on what the finished product will sell for and its demand, it can lessen the risk. 

Some areas are "hotter" than others, thus the need for selling through a direct mail campaign might be lessened. 2.)

(not sure exactly what they filed)So as I understand it , there is no JT because it isn't specifically mentioned on the vesting deed, and the deeds of trust carry no weight, but everyone seems to think there is JT.

Call me bias as I developed software for rehab flip analysis and acquisition assistance, but it truly holds its weight in gold for me.
