It's totally fair to tell people your evening hours are for your family unless there's a legitimate emergency.And as far as working after hours and on weekends, if you can find someone (a newer agent who would be willing to do some legwork for a reasonable fee in exchange for being mentored by you?)

I have two questions:1) It is clear to me that the land contract cannot be through my SDIRA - however, is it legitimate to provide a separate building loan from my SDIRA, assuming the land being purchased through the land contract is not used as security?

No, you can always ask the seller to make any repairs you and your agent deem necessary.If the plumbing is cast iron get a plumber out to scope the pipes & see if they are holding up, might be able to get some legitimate reasons to have the seller fix the pipes. windows you cant really do anything about during inspection but they will eat at your electric bill (know this from experience)If AC is under warranty and can be fixed that great if not - simply ask the sellers to get a new oneMost foundation companies will come out for a free evaluation Getting under contract is the hardest step in my opinion, be open and honest with the sellers and express to them what you'd like done to the house before closing

I believe you need to have a court judgment on them in order to report it to their credit, but I'm not sure it's impossible to report the debt even if you just have legitimate accounting.

Real rent growth won't be a legitimate discussion until we're about 2 years past an established mortgage rate two way(like between 5-6% for primaries and I think this is Q4 24 unless we face a deep recession in H1 24 then we'll see not a .25 pivot but like 2 1BP or 1 1.5-2 BP drops).
