I have the home inspection done it's determined it needs a new roof.

A contractor who left before finishing the completion list, lied on major electrical work that wasn't done correctly or up to code, water leaks everywhere.. and just an expensive list of repairs.

(not sure if you need that but hey it is Minnesota and if you think the tenant will get on your roof and do it you might be disappointed) vacancy probably 8% or more.

@Jason Leak I think that a concession of $15,000 to correct the safety issues is reasonable, unless the seller chooses to correct the issues prior to closing. 

How old is the roof, how long until you will need to replace it?

On the flip side, the units do offer some protection against large expenses that can pop up: roof repair, plumbing, foundation, etc. 

During the sale process and while i was also purchasing insurance for the condo, i reached out to the HOA company to ask when was the roof of the condo was last updated.

Needs a roof and both units are not in great shape.

Since the last owner had allowed them to do things such as roof repair, lawncare, painting, etc...
