Fresh paint, new light fixtures, washer/dryer, kitchen appliances, bathroom vanity, and door knobs.

Never retaliate but rents are increasing and think of how much more rent you could receive if you did a few updates to the property, but they may be easier to do with it empty and just starting fresh with a new tenant.  

You can ask your realtor about the first and you should investigate the second yourself.

Would rather them move out so we can start fresh.  

Third, it will be cost prohibitive bc you would need to upgrade the building to current codes including but not limited to: ADA compliance (think elevator), fire escape front and rear of building, and sprinkler system.You can however, investigate 2 other options.
