A big advantage of a smaller town is you won't have city officials breathing down your neck with rental inspections.

Whether wholesalers are screwing people out of ignorance or intentionally, you're still screwing the public with the thinking in this thread, saying you "bring value" to the deal is pretty much LOL based on demonstrated knowledge of RE described here. 10% is plenty in putting a buyer and seller together without touching the property.

My wife and I have had some fix and flip experiences incidentally, but never with that being the true intentions.
