Honestly, I am looking at cash flow and appreciation as well, I think the RE prices there are very low compared to anywhere else in Southern Ontario and there is a fair amount of room for appreciation.

And it may be the elephant in the room with them wondering what changes they can expect.

I have dialed my morning in very well, but there is room for improvement at night time for me!

I personally have a 4 family in East Hartford and a SFR that I rent out rooms to young professionals in Windsor Locks. 

My concern is if I were to do the BRRRR strategy, during the refinancing phase, would the bank appraiser also consider adding a bed room a higher value add than adding a bathroom in a residential RE sector, since SFRs will not be appraised based on NOI.

If I am renting a room in my primary residence and I purchase an electronic lock for the front door to make the Airbnb process easier can I do a full or partial write off?

I should be able to sit in my room and have functional internet.
