Even on conventional loans, the rates for investment properties are much much higher now....I refinanced mine to 3.75% 30 years fixed in Jan, and those are now like 5.25%

I got mine approved and ONLY because my banker of almost 30 years who is a senior VP personally walked it through.. the bank took its top teir clients and pushed those through.. i feel sorry for anyone trying to do this with a big bank and on line..

A lot learned about using eviction aggressively when needed.The facts:Tenant wanted to leave, gives me '30 day' notice, then says they are leaving in 4 days, then moves out.Tenant wanted security deposit before they move out.Tenant has been model up to this point, communicating, handling turnover, cleaning, pays on time, etc.Police were called prior to my arrival by other tenant and they were told to put my property back.I show up on property unannounced and some of my property tenant knows is mine is still moved next to the door with their moving boxes.Tenant says to my face they were going to take my stuff in case I didn't give them their deposit back?!

Whether I got a deal or not on a roof is irrelevant, you should be concerned that the roof is 4 years old.Additionally, I do out RET on mine, but you can typically hop on a county assessor site, plug in your purchase price to see what those will be for YOU.
