This approximately gave us 250K to buy a passive purchase all cash and not have to worry about the interest payments, giving us the option of cash out refinancing or keeping our powder dry for other future acquisitions.I most interesting thing about this decision though is it has change the mindset of my previous investment strategy.

A HOA can be very risky so ask about them before you buy (from future neighbors) another one of thattype of unit and know their requirements or possible special assessments for capital expenditures and know if that property is close to making one. 

I am running on the assumption that there will be no apperception in value and that the trailers will have a value of 0 at some point in the future. 

In the future make sure you are prepared to follow the bidder agreement before placing a bid.

And pick up some negative MN state income for tax purposes  if I happen to make any money in the state in the future. 

Have any of you considered or do any of you put that money into a CD equal to the length of the lease so you can gain a significantly greater amount of interest on that money you will hold onto for the foreseeable future rather than letting it sit in a low yield savings account.
