In NC, for instance, if the LLC is not charging an individual (e.g. you) a fee or other consideration, then the LLC is technically not brokering.

For instance one property I own appraised at $240k but the total market value from the assessment office is 80k.A quadraplex so far is hard for me to judge given that there are not many in my area and again even just being a few streets away in my township tends to change the assessments.Thanks for any thoughts/advice.

I've had instances with auction.com specifically where I'll stop at a number, get outbid, then get a call from the website asking if I'm still interested in the house at the last price I bid.

Also the individual property can influence how the seller would react, even in a strong sellers market there can be individual properties that have issues with them that make them very difficult to sell so the seller might consider any offer presented.For instance we recently sold a nice townhome in a nice community, within a week we had 3 cash offers, two of which were 6-7% over asking, further they waived appraisals.
