I had not heard of H & C but will reach out.

Having a broker underwite your loan to your borower will allow you to legally charge above the usury limit just as banks, credit card companies, etc. are allowed to do.Lastly, make damn sure the exit value is real and easily obtainable and that this "rehab estimate of $16k" is accurate.

A wrong decision here could be very costly so their fee is easily justified.  

Many of them work for PMs, but I found that if you reach out directly to them they will do it a little more reasonably then oing through the PM because they often hire the same folks, but then put their markup in as well.

Overall it looks like you captured the key data, I would include a row with % for each expense to calculate off of so you can see what your assumptions are easily or change them.
