If you have a decent relationship with the current tenant, then pay them to clean up before the showing.Make it a win for the departing tenant and you can ditch the old adversarial ways of operating.

The Rehab would include a porch, partial roof, simple clean up for the units, add a breaker, water heater, some facia, and a couple windows.

Plan to put about 15k into rehab (roof paint, misc clean-up) doing most of work ourselves aside from the roof.I know the cash flow is not phenomenal, but this seems like a property with the right type of rehab needed, great potential for increased rents.

I was thinking of putting a clause in the lease simply stating that the 'tenant agrees to abide by the rules set forth by the property manager' or something to that effect (obviously have an attorney review).The rules would be guidelines similar to an HOA set of rules like "no loud music or excessively noisy pets, clean up pet waste, no parking on grass, no broken vehicles, etc"How do multifamily property managers handle these?
