Hi all,Tell me if this is a good idea or not:There are multi-family properties I'm interested in buying, but I don't have enough cash to cover the down payment + fees without wiping out.I was thinking of taking out a personal loan to cover between 20 to 50% of a 25% down payment.

Not a bad idea.My credit is excellent and my income is high so I have those bases covered.  

Do you have a proper vapor barrier covering the soil?

I am running numbers on a duplex and wanted to double check and make sure i have everything covered and see what people think.

Some of my rental properties have extensive damages outside, such as down trees, fence collapsed, sheds blown over and none of those are covered since they are not part of the main structures. 

Note: I think this is a really hot area which will continue to grow given the proximity to Brooklyn, which has exploded the last few years. 2) bought my new primary 1 family forclosure home for $325 in 2016 and house hacked it to get some supplemental income, which covers ~50% of my mortgage.

Another option is putting down a low down payment on a home, househack it and use the rental income from your other rooms to cover your mortgage and if you are savvy you might even cash flow on this househack.

We gave him 2k to round numbers and asked for a sample before he started.Sample looked NOTHING like the pictures he showed us.

All costs should be included in your cashflow analysis so that you get an accurate picture of how that property will preform.

So if I offered someone 2nd position to cover the down payment and found someone else to fund the rehab, how would that be structured?
