Mean time, she is practically squatting without paying rent and we must resolve this mini crisis because we are loosing rental income for couple months now and hefty eviction/court fees as the days drag on. 

What I can't seem to determine is the rental potential as in will I be able to keep it consistently occupied in one area as opposed to the other.

We both agree that A “building structure” consists of the building and its structural components, other than structural components that are treated as building systems.

It's standard practice for all legal notifications to be in writing, preferably by regular mail, but these days email notification may suffice.

To do it right, there would be rather high compliance overhead, which necessitates a certain magnitude to absorb.I think it's not a bad idea, bit not practical if you have a few hundred thousand. 

@Farzan SetayeshNothing out of the ordinary, but I use the combination of the following consistently:- google photo for agent photo/video sharing- docusign for executing docs- acrobat X for all other doc edits- whatsapp for texts and phone calls- online money wiring or ACH for large items- paypal or venmo for smaller items- zelle or ACH for collecting rent- yelp or taskrabbit for misc repairs- lawnlove for landscaping or snow removal - skype for group meetings- Dropbox for online record storage- google voice for call forwarding - email for all tenant communications - autodraft for all utility & mortgage payments- online payments for all taxes & insurance - google earth to survey neighborhoods for out of town purchases - amazon or HD for online parts ordering The automation & streamlining of low value tasks enable me to preserve time for higher value activities.

The hard part is identifying the bottom.If you do pursue buying rentals I would try to do it through seller financing,  that way they are non recourse loans or if you go through traditional lending practices keep your loan to value amounts below 60%.
