I can write off a ton of it because of the costs of maintaining the house, furnishing it, cleaning fees, etc. etc., whatever's left over I *believe* gets taxed as ordinary income.  

We bought a piece of lakefront property, cleared it, cleaned it up, and made a pretty good profit off of it.

We replied yes, but it's full of tools and electrical and isn't safe - Please give us 24hr notice.

City of Cincinnati will usually reduce the ticket by half if you clean it up and send a picture. 

Backstory: Renting out a very bright and clean basement apartment with painted concrete walls.

Purchase price: $85,000Rehab: $60,000 All-in: $$145,000Current ARV: $180,000I just refi'ed and was able to cash out $135,000 so a little cash got locked into the property.The house literally needed everything from foundation repairs, to a new roof, all new plumbing, electrical, and a full interior gut.This property was initially 1600 sf, but it had a courtyard patio (house had a U-Shape layout).

There are no major work currently, but what are the regular maintenance and cost of the well/septic, such as inspection, cleaning, testing, etc?

. :^(  This is a serious problem, and there is a specific way these remediation guys work to clean away mold that's there and treat the area so it doesn't reoccur.

Today, I have maybe 3 that I work with and they have there ducks in a row - updated POF (not 3 months old), they let me write clean offers, they are all-cash, and they shortened their contingencies and they follow through on the purchase and then re-list with me.
