I could get chased out of Nevada as Californians flee their horrible laws and come here to support the same ones.

It is just too difficult to chase multiple paths to success.

Just remember your time is more valuable than chasing a low cost cookie cutter PMCs.

At that price point, the property isn't going to be appreciating much, so I just don't see how this would be a sound deal for you to chase after.I think finding a 2-4 unit multifamily and house-hacking would be a better bet.

Every investor chase after the same motivated seller leads as almost every other investor.

The other way the property owner is (chasing the dragon) hoping monster sales outpace the cpi or inflation adjustment number.  

Maybe you can rent one out for cash flow but I thought it was strange that people would waste their time chasing mobile homes instead of looking at buying the Mobile home park

A handyman can chase a roof leak for a few seasons but it will eventually need to be replaced.  

The cons: It was a little rushed, I didn’t shop around for rates,  I refinanced it twice (again not really knowing the process - to chase lower rates) , the community onlyallows one rental ONCE for 12 months - the HOA is a pain (and has a fee for barely nothing) - I think I’m going to be stuck with a special assessment even if I decide to sell and it just isn’t appreacting.
