Buying cars and buying houses at wholesale prices require the same thing from the seller: Motivation.Retail at a dealer is MORE than retail private partyRetail private party is MORE than dealer trade inand wholesale is the least you will get.Keep in mind if the car has MORE than 100k miles or is more than 10 years old, the dealer's trade in value will most likely be the wholesale value as the dealer will send it to auction instead of trying to sell on their lot.Sometimes the small used car lots will give you more for these higher millage old vehicles than the dealer.So much depends on the condition of the car, but priced right any car will sell fast.

An extra car that I like but can sell and live without and two other properties, one that is underwater too that they probably wouldn't take because they would lose money taking it but one a small mountain cabin that is free and clear that we would hate to lose.

That should not be more than an hour or two which is much less than 3%.CA CAR contracts are pretty straight f orward and not much to them.As far as your HML, I know who they are, you obviously have other choices too, however, you could be limited if you need 100% of acquisition.
