Continuing my trend of posting on topics that I'm currently learning about; I've been looking for a new property management company (PMC). 

It's definitely getting hot, and I am seeing the same renaissance trends that Hoboken and Jersey City went through in the past.

Coming into fall (after this summer season), could potentially see having more coastal properties for sale from distressed buyers though not sure if this trend is yet occurring.

By starting to talk to local real estate agents you can have a general idea of the local market trend and what is available on market now, and better prepare your REI plan no matter what it is.

As @Jeff Greenberg stated, you're going to have to make assumptions, but base it off of current cap rates, current rent trends and projected interest rates.
