Really good rental units that produce great rent a year often don't appreciate much, and boom-town capital appreciation usually happens in developments that are far to expensive for rentals.

Prior to the end of WW2 and the start of the baby boom, with the exception of rural areas, mortgages were much more difficult to obtain in Canada and the U.S.A. - down payments were larger and there were no Fanny, Freddy, or CMHC to insure the lender's risk and more folks rented, and for longer, than today.

But it's booming because of its economy and pro-growth policies.

the one with (previously) 25% equity is now underwater and has to come up with funds to sell -- if he can't come up with the funds, he's got a big problem.Which is EXACTLY what happened to many people during the boom.  

Then boom. 10k bid assigned for 15k 14k 20k etc...would this work???

Property is located in a booming market in Sonoma County, CA where there is currently a shortage.

I want to be on the ground floor of the coming housing boom here.
