If no choice and you decide to put leveraged RE into your SD-IRA, you will likely be faced w/the UDFI tax on the leveraged portion of the investment at time of sale.  

If you're an innocent FTHB, I might suggest capping yourself at $750 or so, because it is a risk.Improvise and overcome:Basically you do dirt cheap bare minimum patch work so it'll have a clear Section 1 of the termite report, that way you aren't out too much if the seller bails on you, and then do the real work after you own it. 

I faced this same decision twice in the past 6 months, kept both and did the BRRRR with them.  3 main reasons I did this 1) I want to build cash flow and both were in good locations 2) I don't have a consistent enough deal flow to feel confident I can put the money right back to work 3) I didn't need the money from the sales to fund the next deal.I regret having sold every piece of real estate I've ever sold (past primary homes).

I am facing pretty much the same dilema.

Hey Vincent, I recently was faced with the same dillema.

But it seems that now i barely get 3 phonecalls during the weekend.

I'm a wholesaler in the SE MI area, so probably not close enough to meet face to face.

Personally I just contacted the tenants after the close and setup a time for a face to face.
