Someone like Dean might be able to assist you with an off-market deal but that will be about your only option as anything remotely close to this that gets listed on the MLS will be overrun with offers.

I think an unintended consequence of this plan is tenant has all but 160 of their deposit back and they don't pay last month rent, or don't pay a utility, or do damage on the move-out etc....you now don't have anything to assist in making you whole.
