Adding the PM as an Additional Insured means that any coverage you have is extended to them.

They base their decision largely on "the deal" and your ability to execute the plan.

They are NOT intended to save you money and you are adding more parties into the process of making repairs which is always more hassle. 

I've always had it and when you have a claim/large loss you get a check for gross rental income.

Adding onto what Kieran mentioned above.In the Bay Area in general, and same too in San Jose - it's an appreciation market (properties in San Jose appreciated 12.1% last year).

It just need a regular cleaning with a few added things like cleaning appliances, cupboards, baseboards type of stuff.
