But I had one neighbor in the past tell me that since he wasn't trying to get me upset, it wasn't his problem if his loud music at midnight upset me (his lease was not renewed because he failed to "get it" after several warnings from the landlord).You try to avoid serving an eviction notice on a legal holiday (or the week with a legal holiday), but if that is the only choice available, you do what you have to do (legally) to be able to keep paying your bills.

You get just as much from a broker or watch YouTube. 

@Brendan Chase Best bet is to get educated by reading a ton of books and seeing a lot of valuation videos on Youtube. 

You can never insure your property enough that will insulate all situations.Take a look at Mark Kohler on YouTube he is a CPA and attorney also runs a weekly podcast on legal and tax issues.

Someone introduced me to Prep Agent (Youtube Channel) before I took my exam and I am SO glad she did.

Make good use of youtube university (all jokes aside) and try to find a mentor who's local in your market.

So I watch a lot of YouTube videos and talk to veterans in the field to build up knowledge as I go.
