They are higher maintenance due to the larger square footage and the fact that your typical tenant tends to be a larger family with lots of small kids.  

Does it raise a red flag to the seller if I offer only $100?

Rinse and repeat every week.Even when being careful you can get burned as a newbie at the auction... just watch for red flags in the court docket for these properties.  

Finally, while the county will never physically get closer to the Bay Area or Redding, and transit time from Redding isn't really improvable due to the terrain, there is ongoing efforts to make Humboldt more connected to the south.

Wanted to throw this out to see what red flags if any you see that maybe we haven't considered!  

They usually come as slabs, where you may have 3-4 pieces for an entire kitchen or you can even get them in 1 foot squares.  

The property has a 600 square foot garage that is attached; it has an entry door to yard and main living area and is insulted and sheetrocked....

All I know is asking price and square footage. 

That is less than 1$ a square foot and could easily be built to fit almost any business. 

Sometimes the financials on the more expensive ones wont break even and are in the Red!.
