It really depends on your goals, investment style, and cf target. 29 seems to have lower prices than the surrounding areas and therefore more cashflow potential, but it seems like a market that makes the most sense for a value add investor who is willing to do a renovation and nail it with design.

I used to be a contractor in a state where they have real inspections - CA and am appalled at some of the standards in the south....a friend just bought a new 800k home in TN and it's a joke everywhere - had to go help him fix some of it, from improper foundation design/build, to use of 1/2 drywall and waving walls, to no real frame inspection and a lot of missing nails, incorrect shear and missing hardware.
