I plan on having my real estate attorney drafting all the paperwork if he is ok with whatever option, getting an inspection and appraisal done, pest inspection and having a local title company handle the closing and other related items.

@Karla KenolWe are in the process of investigating container homes ourselves, and I am meeting with another builder who currently has a model container about 45 minutes from us.  

Their role is to fix the item on the service ticket they are sent.

Again, This is just one way I look at capital improvement items.

We are building our buy and hold inventory here and have found it to be a fairly good model, and my partner and I are using our current skill set as a construction company to build in equity through new construction.

I doubt this happens very often but requiring them gone for the inspection opens the door to claims of missing/broken items.
