If it is shoveling the snow on sidewalks or driveways or cutting the grass at a single family home or their half of the dupelx-those are things the tenants should be doing when they rent the house-no decrease in rent, no extra pay.

I spoke with our county and they have no current permits on the property as a lodge due to that face that its been around since the 1920's and I dont think the county was hassling with permits for this area in the 1990's. Now

To lower expenses consider, more efficient appliances and fixtures, bidding out paid services (landscaping / snow removal), efficiencies of scale through buying in bulk and sharing services, combining services and systems.

It can be a significant expense in upstate New York winters -Landscaping including mowing and snow removal-capital expenditures - if you plan to buy and hold eventually you'll need to replace the roof, water heater, etc. best to put aside a little every month -property management - if you self manage this will just be part of your cash flow, but as you grow your business or if you hate managing you may need to outsource.

Expenses like lawn care/snow removal you can pass on much easier to the tenants.
