There are a ton of local banks around me that offer owner occupied low downpayment loans but are portfolio lenders for these types of products meaning they hold the loan in house.

Or an alternate strategy if your goal is to have a vacation rental paid for is to buy some sort of investment, STR, buy and hold, stocks, bonds whatever and just dedicate the cashflow from that to renting a place each year. 

So it's really just about repeat guests at that point.

.- Show them listings or HUD's of recent deals you've done to prove you might bring repeat business (If applicable).- A lot of the trouble is finding a good, professional contractor that will STAY good & professional.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

I think you have to find an alignment with a manufacturer for manufactured to be your choice.If this build is for yourself and not for the purpose of repeating the action for profit, you are limiting yourself with manufactured.

You alternatives are hold for a year to only pay capital gains tax.

But not holding forever.
