Why is it everytime I see a thread asking about if someone should go to a bootcamp, hire a mentor or follow a guru, the first thing that pops in my head is Homer Simpson yelling "DOH!!"

Give an ultimatum to repair by a date and if not done, hire your own window repair crew and bill the tenant?

As Josh pointed out, I started investing about two years ago while I was an active duty Air Force Officer.

If I had to hire it done, i would get a specialty contractor.

I could be looking for another investment right now, but am not because I have work left to be done that I cannot hire out.

No matter how many times I send a text reminder to change the air filter it doesnt seem to work.

David Schneiderhey dave,although i dont have many of my own properties i know my father hires general contractors and then pays them by the job and not the hour (many will milk the clock).

My original intent was a flip but as the work was being done (I did a lot myself but did hire out the roof and windows as it was cheaper compared to my time value) I had an offer to rent at $70/m more than I originally estimated.

He was hired straight out of school, but when the recession hit a few months after he was laid off.
