I also know in RI if there is an altercation and someone feels threatened they can get a temporary no contact order and one of them has to move so watch out for that one then you will need the eviction...  

I would think foreclosures would be worth watching because most retail buyers greatly prefer houses in very nice shape requiring little to no money past the purchase.

I've been reading/listening/watching as much as I can from this community and am excited to find my first deal. 

I would also suggest watching the podcasts.

Of course I don't know that the signature he sends them for the second signature is mine, unless I go to his office and watch him fax it, which is how he said he does it when I asked him....

I hadn't thought about the ones that are "back on the market"... but that's good advice, I'll watch them more closely.I've started walking houses recently and you guys arebright, I went into one that seemed priced pretty reasonably for the area, only to find water damage all over the house... just not in the areas that were photographed....

It will be apparent :) Say you make 10k a month and you spend 20-30 on the construction - at this point your time should be spend watching your money.

I have a realtor, I've been pre-approved for a loan, and I've been watching the MLS. 

I am going to start by reading everything I can on the forums and enjoy the Pro benefits and watch plenty of webinars and podcasts.
