The first 50+ houses I flipped I didn't do anything other than ensure that everything was new, and buyers were fighting over the product.Then, when I moved up to higher-end properties (and no-longer first-time homebuyers), the necessity for more unique features was required.

There is also a big write up that came out in a Real Estate Investing Magazine I read quarterly, that featured the benefits of manufactured homes.I know Central Florida has alot of inventory, I was just down there visiting family last month and toured the area for opportunities.

Most have online search features these days, but some more rural counties have yet to add that so those you'd have to call.

@Brandon Hardy I have used http://www.greatschools.org/ they have a search feature where you enter the zipcode of the property you are evaluating and it gives you a list of school and their rating on a 1-10 scale.
