You may well need a servicer too if it's not a commercial loan.I'm betting what the compliance guy wants to see is a way to reach out and touch the party(ies) involved in the collection of any debt, you're out of state.See your attorney........good luck :)

If you have not even targeted an area and are asking very broad questions like this you are going to have a very hard time finding any agent willing to dedicated some time on you because odds are they could spend that time much more effectively working with another type of buyer.

You will have to pay the contractor to come and do this for you because you do not have any money nor do you own the home in question and would likely be a waste of the contractors time as the odds of him getting the job to do the repair are very low.
