In order for me to complete the deal, am I able to go back to a regular conventional loan to afford the down payment and closing cost?

(Even with rehab, if needed, it would still be a solid buy).For the folks who dabble in student housing - what am I missing?

When we purchase the property and provide 60 days notice, if the tenant refuses to move and during that 60 days, they commit a crime or they trip and injured themselves, am I responsible for any liability?

I'm not sure I am fully following the 2nd part of your questions but if I am, I would think a few hundred dollars for an inspections is way better off in the long-run then pulling the trigger on a property to find out your SOW is way short down the road....
