Hello Sam,  be upfront about who you are and what you're looking to do. i try not to sound like a sale's pitch, i get to know the person and what they're looking to get out of selling their home.

Could invest more in RE rentals vs. stocks and ETF's...trying to eliminate taxes altogether and, of course, cash flow is a must/positive, but would like to keep from paying Uncle Sam if I can figure out depreciation.  

I totally forgot about airlines when I was posting my first message (recall Tulsa has American Airlines?).

On their website they talk about the amount Americans spend on lottery tickets and used that as a basis for "why not get the same enjoyment and not spend the money."

Classic American downtown with lots of good restaurants.
