@Clarence Gong - sorry to hear you decided to avoid Toledo, unfortunately the few licensed real estate professionals here in town who specialize in investment properties are inundated with out of town folks kicking tires and asking questions...the Exclusive Buyer Agent doc I sent you is a common document requiring that if I am teaching and advising your investments in Toledo you cannot jump to another agent and buy properties through them for the duration of the agreement.

Let a professional do it for you and you will find that 12k you are spending to properly sell your home and get max sales price instead of dealing with low ball tire kickers who will expect a 6 percent agent discount even though there is no agent involved.

Takes a few years then the owners finally get tired of it and just cut and run. leaving a lot of money in US companies pockets.. from HOme depot to rehabbers to TK operators. this can all be avoided by buying in the proper asset class for non state investors.
