Closing a new loan right now and the underwriter is making me close a HELOC because of the number of loans I have in my name.

People with good incomes have historically done well in either the market or real estate over the long term.For myself I cannot stomach the gyrations in the stock market so for me RE is less risky but I am not living entirely off it either. 

You won't get much more than what is justified by the comparables. 

To me NO real estate is passive other than your  home you  live in.. 

That is pretty pricey for me.

Do what it takes to remove her as soon as possible.

It seems like your ROI is basically the same in each option, but you are taking on a much bigger project to convert a single family to a four-family.So basic calculations, since we don't have a full financial picture, i.e. what does financing of each look like?  

@Cameron Porter no you can't wholesale off the MLS.What you can do is research opportunities for your buyers.There are always deals on the MLS if you know what to look for and have the time.
