If you want great cash on cash and NNN most of my clients are going after multi-unit strip centers as the single NNN buildings are compressed with cap rates currently versus I can get 8 to 9 cap with retail strip centers and quality tenants.Hope it helps.

How do you know when the landlord is just absentee and wants to get the property off their hands(good property for a good value) versus when the property is just a black hole for cashflow and the owner is trying to get rid of it as fast as possible no matter how cheap they have to sell it for(horrible property but extremely cheap)?

Hitting close to 2% rents generally doesn't happen.I would venture to say a 150k house you are likely hitting 1% for a 3 bed 2 bath in Kennesaw.The difference here in GA versus Cali with the premium areas is rents are 1 to 1.5% of sales price but the barrier to entry is much lower.
